Purlin, a company that sells AI software to real estate brokerages, lenders and title firms, said on February 3, 2026 that it was merging with Final Offer, a consumer marketplace where buyers and sellers negotiate offers on homes. The terms of the merger were not disclosed, and the announcement was issued by Final Offer from Boston.

The combined business will be called Purlin Enterprises, Inc. Purlin will remain the brand for enterprise customers, and Final Offer will continue to operate as the consumer marketplace. The companies said customers would see no change to their day-to-day service while the two are integrated.

Giorgi Chigogidze, who founded Purlin, is chief executive of the merged company. Judd Hoffman, a co-founder of Final Offer, becomes president, and J. Danko Fatovic is chief product officer and chairman.

What Final Offer built

Final Offer was founded in 2021 and is based in Hingham, Massachusetts. It calls itself the only consumer-facing negotiation platform in residential real estate. Instead of the usual blind bidding, buyers and sellers on the platform can see offers and their terms as they come in.

Buyers get real-time alerts when offers are submitted, when deadlines approach and when a seller sets a buy-it-now price. Sellers get a clearer view of what the market is prepared to pay. After the merger, the marketplace is also getting Purlin's AI tools, including natural-language search that the companies say complies with Fair Housing rules.

What Purlin brings

Purlin was founded in 2018 and is headquartered in Silicon Beach, California. Its platform automates parts of the home sale process for brokerages, lenders, escrow and title companies and their clients.

For agents, the combined company is offering AI lead generation through digital ads, home valuations, market reports and round-the-clock assistants that qualify leads. It also offers AI search by text and image, help drafting offers and counteroffers based on data from winning and losing bids, automated contract reviews that flag Fair Housing risks, and a shared deal room where agents, lenders, title officers and clients can follow a transaction in one place.

The companies said they work with more than 35,000 real estate professionals and 15 million consumers. Named clients include Douglas Elliman, William Pitt | Julia B Fee Sotheby's International Realty and GO Network, the largest Keller Williams franchise.

Why the two are combining

The companies said real estate moves about $2 trillion a year through fragmented processes, with agents typically juggling five or more separate systems between search and closing. Their pitch is a single AI platform covering the full transaction, including mortgage and title.

Chigogidze said the merged company would hold first-party data on the whole life of a deal, from what buyers search for to how offers move to the final terms, and that this would let it guide pricing and negotiation. Hoffman said that bringing mortgage and title into the negotiation workflow would let agents and brokerages steer the outcome of a deal instead of reacting to it.

The partnership started in the 2024 NAR REACH program. Second Century Ventures and the REACH team made the first introduction between the two companies, and both later appear among Final Offer's investors in CB Insights data.

The funding

CB Insights puts Final Offer's total funding at about $18.3 million across 11 rounds. Its most recent priced round was an extension of its Series A worth about $1.51 million in October 2025. Investors listed by CB Insights include Second Century Ventures, NAR REACH, Silicon Gardens and REACH LATAM.

Neither company disclosed Purlin's funding, the ownership split in the merged business or how many people it will employ. The performance figures the companies cited for agents, including faster sales and higher sale-to-list prices, are their own and were not independently verified.
